Last time I checked there were a few dozen in the surrounding areas now there is none or maybe one property listed.Are these properties being listed in a different way now or just not as many foreclosures?

Looking to network with both buyers and motivated sellers in the Philadelphia and surrounding areas.

I'm not sure how to evaluate the areas on aefficient rating scale  surrounding these houses?

Some other surrounding areas such as Schuylerville, Mechanicville, and even Ballston spa will yield much better numbers than looking to buy a 275K Duplex in Saratoga.  

sometimes it's easier and about the same price to just rip it all out, put in a new acrylic tub & shower surround from home depot ($500), toilet ($120), and vanity ($200).  

The variance will not alter the essential character of the surrounding area.

In recent years the area surrounding their house has quickly been developed.  

The surrounding rents of at least two other duplexs within a blocks radius are renting for 1k a month on each side.

What areas do investors in Colorado springs and surrounding areas tend to stay away from?
