Personally if you are looking to grow in real estate going the traditional method/way of getting good properties under agreement with traditional financing will get you to where you want to go faster than trying to find all the needles in a haystack.

Yes I understand that possibility, that's why I try to build relationships with the builders that I work with so they know that I'm trying to get them a good deal and I know that I can trust them with any potential contracts.

Some people are able to save money and budget and others are not really good at it.

This one is good.  

I would recommend finding a good PM and contractor first - they're hard to find in that area.
