ive been here for three days so far and ive learned a lot of things i didnt know before but i feel a little stuck. im tryingto figure out what i need to look for when trying to decipher a lead on an MLS site. i know the formulas as well as the math but frankly when i get there i dont know where to start first.

And my question would be, if this is a HUD and listed, and your end buyer knows about it, then he should offer 127K (list price) directly to HUD through an agent, on his own if he can get the financing.I buy a lot of HUD properties, and HUD has some sort of formula they use.

I guess I am finding difficult finding a way to handle people that call and say "I received your postcard and I was just wanting to know how much would you pay for my house....I know the market is picking up" I am wondering if there is a flat formula to use to quote him a price and then see if they are motivated enough to move forward or if I just should just refer them to a realtor right there in there...sorry about the many questions but the three leads I have gotten were all about seeing how much you would pay for my house not real motivation.
