The reality is the resale value might be greater if you combined two of the one bed units to make a two or three bed unit so the property would be a four unit property and qualify for the 30 year debt financing of conventional owner occupied multifamily property.Another option would be to split off the house and sell it as a separate unit.

My personal interest is in rental property investment. how much minimum income needed to start real estate investing in British Columbia, Vancouver or Alberta, Calgary region. with current affordability I can only purchase one 2 bed condo. with current rental market its not possible to generate +ve cash flow with even 20% Downpayment. curious how people are making money or is this just real estate scam to sell properties?

I considered SFH where I'd rent out all the rooms and keep one to myself, but this seems risky since I'll realistically be away for months at a time and couldn't manage the unit/other tenants.Then I came across some listings that appear to be hotel rooms for sale, with basically the facilities I need (a bed, toilet, kitchen), a price point I can handle (270-500k$, I'd do 20% down), and fairly high HOAs (~1500$/m?).
