@Laura Cardenas Couldn’t Agree more, I definitely have a different perception after reading the posts.

So for me, I feel like it just comes down to getting a higher value to refi, adding value and equity to the property and my net worth, and providing a quality place to live, and changing people's perception of the "greedy landlord". 

Banks are not good at shifting with the economy or public perception; they follow those shifts.

The biggest issue we have is in changing the public's perception of a historically troubled property. 

However, disagree from a resident perception, if management doesn't care about the exterior such as a dilapidated tennis court, why should the resident care about taking care of their own unit.

I love how you just attacked my way of thinking with nothing  but your own perception and how you handle things. 

Much of the migration to Atlanta is thought to be from the growing positive perception of the city due to its comparatively low cost of living, warm weather, start-up business friendliness, and growing presence in a host of different industries.

Obviously reducing the offering price will improve your margins, but my perception is that there is a "reasonable" limit to this with an MLS listing. 

Anything adjacent to the super fund site might decline in value due to the perception of the environmental conditions.
