I only sent out reminders because I had a lot of law students who would have the rent check sitting on their dresser, but they were so exhausted that they'd just forget to put it in the drop slot (the owner I worked for was old school and wasn't interested in online options).It seems like the only reason you need to contact your tenants is to tell them how much they owe in utilities.

Sinks that hang on the wall and don't really need the base usually have offset brackets that the sink hangs on, that are bolted to the wall, and a couple of slots to bolt the sink directly into the wall.

In order to past the test, your market gross rental rent at 75% would have to be equal/greater to your proposed monthly mortgage payment.As for appreciation, you can try looking into the West coast, like Seattle where you can have high appreciation and potentially build ADU/DADU from an existing SFH by forcing value towards your property/land.
