Shovel ready land will save the buyer a lot of time and effort, and therefore command a higher price. not just for commercial land, but also for residential land.

Which is why I also dismiss any complaints about "winter" - if you can wait for the snow to melt rather than shoveling your sidewalk it's not a real winter.

-Cons: tough to find new tenant (they need to bring their own mobile home), gravel driveway will be tough to shovel during the winterIs MHP a good investment in the Midwest, especially in Illinois ?
