Hey BP friends, I've been watching Austin's real estate for a while now and decided to dig into it deeper in NW corner of Austin and Round Rock/Cedar Park area.

I’m going to share your listing with friends and family that enjoy going to round top to the antique fair!

I think the most entertaining negotiation I've had was an investor looking for a regular sale of one of their rental properties and I ended up doing a round table negotiation with them to identify terms of the sale (my partner and I did this nice presentation with charts and graphs and stuff and they liked it a lot).

I have 1 rental property that’s valued at $200,000 (I’m using round numbers) I owe $60,000.

Check your roofs to make sure they are in good shape, the first picture you showed is the gable end of the house with 2x4 fly rafters holding your fascia, the plywood you see is the sheathing for the roof. the paint peeling and mildew would not be caused by something inside the house, but something to do with the temperature and the roof, make sure your roof is ventilated, it appears there are no vents for this roof, 2nd picture shows your soffit with the roof rafters and next to the house is closed up. drill a hole in between each rafter the size of a round vent ( 2 - 3" ) and install round metal vents. at the ridge of the roof, remove the ridge cap, install a ridge vent and recap.

If anyone on BP has any experience in the central Texas area (Austin, Round Rock, Cedar Park, Pflugerville, Georgetown, Leander) I would love to pick your brain and possibly bounce some ideas off of you.

@Michael Klinger, Your experience is a bummer but also part of the unintended fallout of the latest round of protectionism of the "consumer". 

My plan is to do about 6 rounds on my current campaign. 

Is there tourist all year round or dead during the winder months like here in LA?

To some people $200 is expensive, to some it is a rounding error.
