As far as financing goes, I need to look into low and no-money down options, and was hoping to get leads on reputable, trustworthy HML's in the Boston, MA area and any other suggestions on creative financing strategies for fix and flips! 

The only incentive that any crowdfunding platform has is to maintain their reputation in order to retain/attract investors.

He has a good reputation within the Memphis Investment Group, a local investment club here.

Ah, and how could I forget, the agent has to sign the LBP disclosure form which is required for the contract anyway so... any reputable brokers office would not release a contract to title/escrow without that form.As previous posters said, you're worrying too much.  

Personally I think this is a shady way to do business and a good way to damage a reputation.

You have to take into consideration the amount of repairs that will be needed, finding a reputable contractor, and keeping your fingers crossed that the house is not vandalized before you can get a tenant in the home, etc.   

There are many more options available and you should work with a reputable mortgage broker to specify the best option for your situation. 

IRS approved documents, document maintenance, an established history and good reputation, and experienced support are very important factors in my opinion.
