Hi Jerome - MTR is certainly one of the areas of lending that is still new and lenders are still adapting - probably going to run into trouble with more traditional and conventional lenders - which generally take a long time (years) to adapt to new trends like thisI wrote about this late last year as one of the developments to watch for 2024 - particularly how DSCR Lenders are approaching, which is likely the best bet for this investment type currently (but note not all DSCR Lenders are the same - so will need to vet and pick one that is MTR friendly and generally forward-thinking)What’s Next For DSCR Loans?

We purchased them early on and kept picking up rehabs to keep as rentals so there was no need to develop it yet.  

And on that note, I highly encourage you to find Store Pick single barrels.

Have her drop off the cheque at a set location and time halfway between where you live and the rental (or her work) or go by the house to pick it up. 

Lawton has struggled with low occupany and low rents, but from my prospective, the market has picked up somewhat over the last few years.

I wonder why they even picked up the story.

Also, pick a city/location that  is likely to be desirable anyway.

Murphy's Law applies like a mother to REI.First, if you are doing all the project picking/analyzing/Comp Analysis and you don't know the market, and you don't know the formulas, and your numbers are wrong? 

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.
