The other issue is getting anywhere near the 1% rule on class A here is getting harder and harder making it difficult to rationalize the risk.

My thought now with the cash out refi is not only does it help give me the cash for a downpayment on another property but also will lower my rate and payment going forward on the current rental property....and also mainly lower my debt/income ration in the process.
