Interesting article recently published by city observatory (cityobservatory.org, "getting to critical mass in Detroit") suggesting that successful development in Detroit needs to achieve critical mass in a few locations because there are positive spillover effects for surrounding neighbourhoods.

Jay Kaufman, Chair of the Joint Committee on Revenue, and then Rachel Lake, Operations and Constituent Services Director for Senator Julian Cyr, who represents the Cape and Islands.As we mentioned in previous communications on the topic of the Lodging Tax, the momentum is growing among Cape and Islands Chambers of Commerce and state legislators across the state to impose the 11.7% Lodging Tax to all short-term rentals, with 5.7% going to the state and up to 6% to the towns.Our opinion piece that was published in the Cape Cod Times on April 5, outlines our reasons for opposing this tax.Despite our concerted efforts for nearly ten years, it is becoming increasingly clear that legislators are intent on imposing this tax and will likely succeed.Homeowners can certainly continue to lobby against this tax, but a more realistic approach at this point might be to attempt to mitigate the negative effects it would have on the Cape and Islands.

Now AS Ned knows I grew up in this business in CA and we bought hundreds of parcels each and every years .. so our title company would insure us day one after recording of the tax collector deed.for someone new or one off or not in the business title insurance is going to be something they want to ask about up front if a sale in a few years is what they want to accomplish or borrow money.the ONLY way a CA tax sale can be over turned is if the person who lost it can prove the county did not publish 21 consecutive days prior to the sale as is the law...

while @steve b. is removing his tongue from his cheek, there are a few different ways to look at sf/bay area in the long term. if you are looking for relevant metrics, it's pretty easy to do some modeling based on zillow's published research data -- it will let you get pretty granular so that you can compare zips in areas that might have similar urban/suburban growth disparities in recent years (esp nyc, la).

However, it's for forfeited property on March 1, 2008, and/or on March 1 of a prior year, for failure to pay delinquent taxes, interest, penalties, and fees, be foreclosed in favor of this County Treasurer.This seems so old, however I talked to the county treasurer's office and they said this is the most up to date list they have and there will be a new list published in August.How are other investors getting to this info??

As for time, after filing articles of org, about 2 weeks to hear from state, then I publish as per state requirements, that has to run for 6 weeks, then another week until I get the cert of publication, then file that with the state, about 2 more weeks and whala!
