@Joseph Bogorad, put simply, anytime its principal and interest expenses total higher than 50% of its rental income (in this case, 61% at the asking price), you're looking at a probable negative cash flow scenario (given that your other expenses are commonly around 50% of its income).

Correct, my PITI is about $1,250 and the principal and interest portion were locked in when I bought it in late 2015 but if I were to lump together the cost of my repairs and improvements over 30 yrs instead of having paid for them out of pocket it’d be more like $1,400.

There are also 'loan guarantors' (or 'key principals' KPs) who get compensated for signing on the (non-recourse) loan and bringing their net worth to qualify for the financing (i.e. they get a share of the general partnership).

@Jeanni Prescan and @Alex DeaconHere's the relevant language in the statute:(f) The notice provided for in this section may be served personally on the tenant, or by leaving the same at the principal building upon the premises, or by posting the same conspicuously on the leased premises.So certified mail doesn't work under the statute.
