I agree with the others who have said that this is more of a relationship issue than anything else.In fact, this is a "s**t or get off the pot" moment. 

I have found that cutting it low to the ground and covering with an upside down flower pot will take care of it in a season and prevent it from growing back with a vengeance.Remove the light and oxygen and it’s gone for good. 

Their biggest enemy is a hot pot. 

You’ll make mistakes starting out, we all did, the trick is to do it with as little money as possible in the pot.

I have a drunk, disruptive, rude, pot smoking, 65 year old tenant on a month-to-month that I gave 30 days notice to last month.

A couple large pots with some colorful flowers would make the front entry very inviting and be relatively low cost.

We are talking dumpster worth of garbage, pots, pans, furniture, brand new unopened tools, unopened amazon boxes, multiple lawn mowers, five weed wackers and a customer bowling ball.

If the powers that be don't deem you worthy of cross selling, then you will just get the same deal that every other Joe off the street gets, they might however sweeten the pot a little bit if you agree to move your checking/savings account business to them.This all goes back to what Wells Fargo got in trouble for not too long ago: "Each customer should have eight accounts with us." 2nd mortgages are basically the free sample of crack to get you visiting their street corner.

I do not know anything about NJ laws, but in other areas, if a tenant does not leave voluntarily sometimes just cracking down on every rule helps them decide to leave.  

The alternative is get her out, ( hope she leaves voluntarily ) then you will have to go in a do all cosmetic again, 1ks of dollars ..
