There are some electric and plumbing outfits that pay their guys commissions based on work they bring in.

It will make you look like a much bigger outfit than you actually are, without having to literally own office space.It's great for privacy, and for putting out the right image to the people you do business with.

For example, we went through about a dozen cleaning outfits before settling on the one they use now.Also, pm companies have infrastructure like leases compliant with the latest state regulations, eviction processes, tenant screening infrastructure, marketing and showing mechanisms, and most of all experience with the local tenant pool.  

Here's what I learned (sorry if I am not answering your question directly):- professional, established turnkey outfits promise 8-12% cash on cash, with calculations and track records to back it up.

Not the cheapest plumbing outfit out there, (I paid ~$200 for them to scope the pipes and do a general inspection and ~$160 to clean up a toilet and shower issue my tenant had) but you probably don't want to work with the bottom feeders anyways.

Most property managers are just mom and pop outfits, not franchisees.

Call around & when you find the right outfit, they will advertise the sale, pull all the stuff out of the locker, sort it (you can pick out the photos, etc. if you set it up ahead of time with them), conduct the sale & poof!

We have outfitted our short term rentals almost exclusively from high-end used furniture at consignment stores. 

You will be investing the same time and energy to hire and train staff, outfit the home, locate services, etc., so you might as well go for the highest ROI possible.
