Otherwise make it a nice add on to your rental and give them something descent to work with (within you allowable budget).  

My property is very nice and the property sells itself so I don’t need PadSplit to do marketing for me.

As far as I can tell Airbnb does not yet offer that capability in Hawaii.I met with a few agents and cleaners while on island and their feedback was that it should be cash flowing nicely without any major repairs or upgrades.

Out of state is less capital intensive but will be more energy and time intensive to find contractors visit properties etc.

I've read many other forum posts explaining how natural appreciation in Scranton is very slow but will cash flow nicely in the right area.

Being nice to lazy investors, just rewards bad behavior and doesn't push them to be more resourceful - and hence more successful.It is a free country though, so best of luck with your approach:)
