In the case of a multi-unit, the units you rent will be considered investment property *I am not a CPA, so trust but verify :)

For CY25 I realistically think we'll be somewhat in the black with about ~3-6% ROI/COC now that much of the initial rehab is settling down and we have our systems in place.

To answer your question condos are better if they allow it but if you want to hop right in it with less risk I would go for a house or multi family deal.

Build your systems first before you decide to invest though.

Also, when they said they have "network" to find investers/property owner to land my offers, and "system" to calculate profits in order to show whoever owns the property short term rental is the more profitable option.

Starting with single-family and small multi-family properties is a smart choice, especially out of state.

I looked into trying to house hack in LA, with roommates or multi family but it just doesn’t seem worth it with the numbers. 

You might find that installing a mini-split system, properly insulating, and ensuring the finishes match the main home’s quality will make a difference in how the appraiser views it.
