I would limit the exterior work to pressure washing the exterior and painting the front door in a warm earth tone color.Maybe you could dress up the front porch area with a few potted plants, and 2 cherry stained wooden chairs with throw pillows or something.

8am--headed to the newly acquired and renovated rental property for some final 'fix it' items: repair window, connect gas stove, mount hand rail for basement stairs, pick up fridge, and meet guy who is building egress covers and ladders.Oh yeah, forgot to mention that it is our first real snow storm of the winter-8 to 10 inches.

I purchased a house in Edmonton that has a horizontal crack the entire length of one wall as well as at least one vertical crack.The work has been repaired but the seller never disclosed that the crack was there until after I ripped down some of the drywall and exposed the cracks.There is an engineers report that says that the wall has been repaired and has been restored to "structural adequacy".They installed an interior shoring wall of pressure treated 2x6's with staggered pressure treated blocking that is tied to the floor as well as the joists.I purchased the house with the intention of adding a second story.I am wondering if it will support the second story or whether there is more that I should do before I start building.The original foundations in the area are such that they should support a 2.5 or 3 story house without issue.

That doesn't guarantee you'll get the attorney approval in time, but you can start to apply pressure to make sure your deal is not squashed by a better offer.

If the mtg has an assignment of rents, it probably doesn't, maybe you could try to enforce that and put some pressure on the HOA auction investor.
