Moral of the story: start digging for diamonds in your own back yard. 

But as long as you guys have respect for one another and the morals needed to do business fairly with one another. you'll be fine.I am concerned over the house hacking with a business parter ?

Morale of the story get a good home inspector, & have plenty reserves.

Hopefully your tenants have a better moral compass than you, and don't do the same thing to you and stop paying rent.

If you're purchasing items and claiming they're for the investment property but then using them elsewhere, that would be a moral and legal problem.
