Sometimes, there are moments I feel I am still a bit naive, perhaps I should be more aggressive with my sales and rents to maximize a return, but part of me still hold onto the fact that the product we create is what others would call "home".

@Matt Geerts I don't have any strategies at the moment since I'm still very new and wouldn't be able to come up with one :).  

At this moment I am looking into turn key real estate company to get started and to learn process as it goes.

My biggest obstacle at the moment is coming up with the initial down payment of $125,00.00 for the bank .

How much are you spending for marketing and how are you going about it at the moment?

I'm awaiting delivery on Brandon Turner's book on Rental Property Investing at the moment as well.One of my biggest questions that I cannot find a solid answer to is about direct lenders/financing.  

Also there are some groups that meet in Frederick but I cannot remember anyone's name here on BP at the moment.  

If you are looking for advice, I suggest finding and following @Engelo Rumora wherever he is at the moment (podcasts, social media, catch up on "yellow ladder tips" and read his blogs)He is very well versed in getting deals every where from Ohio to Australia.

Im a contractor in San Antonio with good reference, how ever i got my hands full at the moment, im also Investor the partner up with another Investor in San Antonio area looking for some good deals, look me up maybe i could be of good help and good luck to you

From what I know at the moment these will all be hold properties with some rehab.
