What I have learned is the usefulness of the lead-generating sites is very market-specific.If I were to estimate, in the last two years, my lease-ups came from Craigslist (20%), Apts.com (20%), Zillow (30%) and FB (30%).Most of the responses from my ads come from Zillow (40%) and FB (50%), but most of those leads are woefully unqualified (especially FB). 

While I'm not entirely discouraged, I feel like I've invested significant resources (LLC, website, domain) without securing a deal that generates cash flow.Any advice or guidance would be greatly appreciated. 

it typically takes 5-10-15 years to stabilize a property, get a good tenant in, and actually generate net cash flow, especially with prices and interest rates so high.if you're in it for the long term, and willing to weather some early storms, great. 

I create a comp set to dive into the competition and analyze how many other MTR homes there are, what cleaning fees are being assessed, booking lead time, # bedrooms and competition and if EV charge, Pet policy and Pools make a difference.JURNY for a PMS system & channel manager.

We got some limited engagement but no real leads.

So here is what I do:1 - Get buyer criteria for what they are looking for (exact criteria)2 - Go source that criteria using data provider3 - Scrub the list and plan a marketing campaign around it (i.e) > Direct Mail > Cold Call > SMS > Online Ads > Social Media, etc4 - Once I get inbound leads coming in.

This generates wealth FASTER.

The interesting part, this is the income generated from two tiny homes (on wheels) on the property.

We are quickly approaching the Silver Tsunami of the boomer generation aging into needing assisted living.

If that equity position in any property can be reapplied towards another asset or pool of assets to generate a higher net yield, it should be reapplied.
