The are super simple self install items that you can put in your house when its vacant and when you rent the house you put the alarm components back in the box, put it back on your closet shelf, go onto your phone app and stop the monitoring service until the house is empty and your portable security system is back in place.

As an appraiser, it is amazing, and infinitely annoying, possibly illegal even, how often a reconsideration of value request comes through when the appraisal does not hit the sales contract bulls-eye.

I'm closing this monday, and couldnt be happier, as I practically paid nothing to acquire a fully renovated property, still own 20% of it, and have cashflow.Final numbers after cashout$766 monthly payment (only went up $6)$1,100 potential rent$334 cashflow (not counting maintenance)+ $100K 80% of appraised value which is 125k- $3K closing cost- $73K previous loan= $24K cash going back to my bankSo, I could say this property cost me -$1,000 to acquire, making my ROI infinite!

However, he recognizes that selling it may bring in $120k now post-capital gains taxes, which would be nice to start retirement out with but has a limited shelf life if he lives on the principal ($120k/$1200 = 8.3 years of cash flow if he still owned it).
