He also has relationships with folks who can answer the mail on situations like yours that may be considered "gray" in what is right and what is wrong.  

I can see what you mean by updating the brick fireplace, but I actually think it's pretty cool, especially with the gray shelves next to it (good color choice!) 

I'll be making some changes to the seal, but I'm not sure exactly how the law applies, and I definitely don't want to step into any gray areas.

@Alex Shin I think what @Spencer Gray was referring to is Opportunity Zones which allows to reduce taxable income but requires 5 to 10 years commitment to be eligible to take advantage of tax reduction (as long as other requirements are satisfied).
