That’s a smart play, especially with the kind of turnkey product you’re offering.As for our 40-100 unit deals, we’re looking at a mix of syndication and private money for financing.

Same w/ the folks down at planning & zoning, they're super helpful. i'm in knoxville so happy to talk property specifics. sounds like a cool play. you'll be fine as an owner occupant and city STR rules.  

Many of our borrowers/clients have one LLC that owns the building and another than own the operating business.

@Brittney Yang surprisingly I have found that I can have glue down LVP installed by a local flooring company, we use Artisent Floors, https://artisentfloors.com/, for our local renovations and they are awesome and they can do it for less than what I can buy the product for at Lowes or HD even with my 10% military discount! 

We have a wholesalers sub group that meets once a month.Also if anyone is working on anything and needs help, feel free to reach out!

My best recommendation would be to find someone who is doing something similar to what you hope to do in the space and have a coaching call or two.

At this point, they are doing most likely what others here didn't think was possible, and probably something they failed at.

We have cash in available however I'm seeing that when applying for a HML you need proof of liquidity.
