I am rolling over my old 401k to an IRA soon and heard about this through word of mouth.

Not sure how thats unclear...but..not much...just running my mouth that instead of throwing money out there to multiply via investing I am feeding tens of thousands into the monstrosity known as the american judicial system...and I am now scared to tie my cash into real estate so I can continue to keep doing it.

Word of mouth works well here.

So, it seems to me that the more rentals you own, the happier the bank should be to rent to me.Of course, if I was buying 200 rentals per year, I'm sure the bank wouldn't go for that.

If we abide by these, life would be so much happier and positive attitude will just radiate.

@Bill Gulley (With humble respect I say the following) Once again I laugh at your posts placing your foot in your mouth speaking about things you preach to understand and do not.

I think most of our deals will come from networking, word of mouth, and possibly direct marketing.

How about the relatively new car (3years or younger) in the tenant's driveway while the landlord is driving a 10+year old car.Who is happier?

Once we figured this out, we were much happier since we weren't trying to "shove it down the others throat".
