Austin is correct, a cost segregation can help you break down the depreciable basis of the property into personal property (5 year), land improvements (15 year), and buildings (if any such as clubhouses, laundry rooms, etc.).  

Investors continue to succeed here with short term rentals near and around RTP and downtown, or renting by the room on airbnb to young professionals.

They are wrong because AirBNB has a lot of single rooms listed that skew the data.

Seems like he had a podcast about a year ago where he discussed most of his investment concepts are somewhat dated right now and were really for a different era or economic environment.Probably what works best right now is rent by the room/house hack.

I have a unit that has a a 10x12 room with a window but no closet that you walk through to get to the master.

There isn't much room to recover from trial and error on these.
