You're going to have 2 - 4 rooms turn over every year and frankly college students aren't gentle on stuff...  

Seller financing has different twists than conventional lending, the fact that they are private parties makes it more difficult, as they tried to address matters under Dodd-Frank. :) 

We've tried various cleaning methods from gentle to severe with no luck, It is actually the varnish that is soft and almost gummy.
