So we got Uncle Sams's crazy drunk brother Mort handing out mortgages like there peez starting them at a fractional payment from what it will reset at, and we got the wack-o cousin Fred who's a coke head flipping card balances like it's Monte Carlo, what could go wrong people, only Nastradamus could predict the calamity to come right. 

Its tenant portal is great, online payments, tenant screening, tenant files.....That being said there seem to be very comparable platforms for a fraction of the price.

North Carolina counties are very small in size, a fraction of CA. county size.I moved to the Lake Norman area five years ago from Canyon Lake.

Also they hire top contractors in the state and pay top dollar for them when a much smaller licensed sub can get the job done for a fraction of the price.

The redemption price is the amount paid for the tax deed at the tax sale plus any taxes subsequently paid by the tax deed purchaser plus 20% of that amount for the first year or fraction of a year elapsing between the date of the sale and the date of redemption.

I am under contract on a similarly priced duplex that I secured with a fraction of the down payment that you are preparing to drop.  

I would guess that a small number of tenants often end up causing a large fraction of total costs/issues (please weigh in here!).

Additionally, like someone else mentioned that potential surcharge or cost of insurance increase would be a minute fraction of the $24k.

I also do value ad multifamily projects that take a lot of time, effort and capital on the front end, so I can only really handle 1-2 of those a year myself anyway, which is just a tiny fraction of the number of similar deals that will be sold in my market in that timeframe.

The good news.... wait, sorry, nope no good news, it's bad, really really bad news because fact is I can "steal" any of your properties in half the time with a fraction of the effort you laid out and it's actually 100% legal.
