I'm hoping you will help. I have a house in Clovis NM that I've rented for 10+ years.The current renter wants to do a lease with option to purchase. I'm not opposed to it but would like to use the state approved forms...

I am employed full time for the New Mexico Income Support Dept but this has always been my passion and I'd hope to be of service to someone else.

Apparently, the New Mexico Mortgage Finance Authority offers a second mortgage called First Down that will cover the rest of the down payment and some portion of the closing costs. http://www.housingnm.org/homebuyers/first-downThis apparently allows one to buy with just $500 down.
