Be positive and non-confrontational at the meeting.The squeaky wheel gets the oil. 

I would strongly advise you pass on your parents property, many more fish in the sea when you are actually ready to invest. 

The pics look good, though the fish-eye lens is noticeable in some of them.

An auto-shop is providing us with much needed Oil Changes.

The high monthly rate is the oil industry has a lot of work in the area.

Rather than starting a new thread I will tag on to this....I have a couple of rentals with a similar situation as original poster, but they are 2 units, under 1 heating system, controlled by 1 thermostat in the 1st unit.  1 property is a gas furnace1 property is an oil furnace (bills have been painful this winter)Gas Furnace Property- I had an HVAC company check it out, specifically with converting 1 of the units to Mini Split system. 

It will be like shooting fish in a barrel.At this time, you have to do your own marketing.

@Tianyun ZhangWOW ..Your going to spend 180k to make 100 bucks a month ... pretty sure the kid selling fishing bait down the road from me makes more than that in a month .

Not getting my hopes up about learning anything ...and fully prepared to have lots of people trying to sell me different flavors of snake oil.
