With no father in the picture and only being 23 years old I don't have your average mindset. 

I am a single father and I know that working a traditional 40/40 I will never be able to provide my daughter the life I dream of for us both.  

I will be doing most if not all the rehab with my soon to be father In law.

My father sold cars all his life (retired) and the last 10 years or so selling told me that if they (the dealership) didn't sell cars to people with wrecked credit and horrendous scores, they wouldn't sell any cars, period. 

I grew up learning remodeling from my father, and have good skills in many areas of remodeling.

The house I just purchased should be ok for awhile before needing any repairs and would also expect my father in law who is pretty hand to be able to do any minor fixes that will be needed. 3.
