@Kim Kelly I love house hacking and have been at it for decades before it became fashionable.

We did that for years up until HMB and other 'broadband brokers' closed shop for the unified HUD systems.

And if you open your own shop, there are hours in the chair required to be open to the public so basically, it's a terrible idea.

I still self-manage because mine are in my back yard, but I have shopped around a bit.A common mark-up for scheduling and over-seeing the work is 10%.  

After that, everything goes to charity and we close up shop.
