Hey I am fairly new to the real estate investing game and want to see if anyone has a REI meet up or zoom meeting going for the Birmingham, Al area?  

I live in California, having moved here during the pandemic to take care of my 91 year old mother, but I still own a fair bit of property there.

They want 1% origination points plus a bunch of other usual fees like title work.

For my calculation, I've assumed $1200/yr utility paymentsSeller is asking for $5,25k, but according to my calculating a fair price at 7.5% cap rate woud be $4,80k.What do you guys think?

Fair Market Value is not a point, it is a range.

I have family in construction who have looked at it and feel it has fairly solid bones and I like the location and think it's on the way up.

It seems these can be constructed fairly easily for around 6-8K.

It can be tricky managing properties in East Cleveland, but I don't think it's that much different than managing properties in C and D neighborhoods, it's just a bit more tricky with getting contractors over there, but I'm working on a listing in East Cleveland and had a contractor do a bunch of work on the property and didn't have any issues.Another issue with East Cleveland is they have point of sales, but Cleveland is going to start doing that soon, but definitely adds unnecessary costs when margins are everything.
