Since yours is only water and heat I would recommend you charge 50% and lower the rent cost rather than factoring it into the rent price.

Commute to Atlanta: While Griffin is just a 45-minute drive from downtown Atlanta, it may not be ideal for those who need to be in the city office every day.

I’m sure every city has areas that should be avoided, so your perspective would be invaluable for many.Tallmadge itself is a nice city, Goodyear heights is spotty and can be nice in a few block area and turn poorer as you drive down the street .

And the size of the duplex and bed/baths depends on the size of lot, location, and what we best feel would rent best and all the other factors. 

Try to stick to under an hours drive per team. 

after reading all of these comments, I don't want to waste my time ( considering I have to drive 1.5 hours each way to the workshop).

And it would drive up prices.

You need to do renovations, improve the property, and drive up rents.

Several factors are changing in my life and I’m thinking of maybe paying down/off some loans but will have to weigh the difference between the prepayment penalty on the commercial ones.
