I have had numerous slab leaks at various expenses of which some have crossed 5 digits. 

Thing is, this property may become a rental down the line in a year or two so before I buy, I wanted to make sure I'm getting a good cash-flowing property as well.I've read a few books and listened to numerous BP podcasts and wanted to get some opinions on this property -- if I do move out, wil this cashflow?

I know you said you want to make as much profit as possible, so depending on your investment strategy there are numerous ways to go about what you choose to do.  

Do you know a company who deals with wholesalers all the time and can facilitate an assignment of contract?

I learned from Scott Carson - if your looking to just know more about them and be passive investor then there are numerous books out there including those by Scott, Martin Saenz Dave Van Horn and others.
