One of the homework assignments was to call your credit companies to extend your credit limit, since your credit rating is based on used credit compared to available credit. 

It really only gets complicated when the body is not discovered for a extended time.It would be interesting to know what kind of a mess costs 48K to clean up.

Right now my Dwelling policy is 50% of my house appraised value, with an extended replacement cost on dwelling - this still doesn't cover my full house.I'm worried I am underinsured here and if I should get the complete value of the house covered - help?

If the tenants have been there for an extended period then you might be ok.

But don't forget you're a seller as well and you can always require an extended closing date on the property you are selling or make the sale contingent on finding a good replacement property.You could also look at simplifying your exchange and buying one replacement property that could absorb your entire exchange. 

Their contract with the seller is probably only for 30 days tops.Maybe see if the seller can extend for your financing.

Or do they extend the life of the roof long enough to make up for that additional cost? 

My two cents on the traffic comments - Unfortunately the problems extend to the far northwest suburbs as well (although they have improved since the I-90 expansion has been completed).  

As a younger person, for example, one might be more inclined to focus on the long-term game and holding assets or land for extended periods of time.Either way, take some time to listen to the bigger pockets podcast and read through the forums, and see what jumps out at you and piques your interest.
