Now it is boarded up, leaking roof, vandalized and stolen copper pipes.

If I were you I would exhaust all free (biggerpockets) and low cost (books, local REI clubs) first before paying for a coach.

My guess its probably this.Another culprit may be the water-heater exhaust vent on the roof.
