One of my STRs is pretty much done for in Asheville, too.

There’s a pretty easy way around this in 90% of the cases.

Failure to pay rent is a pretty clear violation of a lease, even in very pro-tenant states, so after the hassle of the lawsuit, a path is clear to make the property owner whole.

For my first house hack, it was actually pretty straight forward. 

If it makes you feel any better, I've felt like I made a mistake right after closing on pretty much every property that I've purchased.

My guess is though that as you and I suspect it is the "flovor of the day" as you say and a pretty bad flavor at that. 

Kids are pretty picky about what kind of stuff they want.

Our current primary is a 4/2 and would rent for roughly $2800ish, so from what I am seeing would cash flow pretty well given our current low monthly payments due to our low 2.875 rate.

hopefully all those with civil litigation will find this out and can really go after him.. impossible in Portugal.. or pretty much.. but if he is back in the states they should be able to hammer him.. 

If wetlands are involved the process can get pretty time consuming, and costly but with your 3 - 15 acre lots you may be able to avoid impacting them which will save you a lot of time and money.I hope this isn't too confusing.
