It is easy to imagine a time in the not-to-distant future when proximity to virtual amenities might compete with actual amenities when people are deciding where to live.

Adding to that – it’s a short train ride away, was a city I know has been attracting investors recently, and I don’t want to be too distant from my investment properties.I called TKP in early summer of 2017 and was told they’re swamped with existing projects and would be more available for new investors in the late summer.

I don't like the idea of moving locks around, either, unless you have a large number of properties distant from each other.

For people investing in "foreign" markets ('remote' or 'distant' may be better words), I don't understand why, if you think you are having PM issues, you aren't setting tenant screening criteria upfront and ultimately approving the tenants before the lease is signed?

Rather than flying to more distant locales, people from the feeder cities will drive to Vegas for cheap hotel rooms, food, and entertainment (it still exists, mainly in Downtown).

I don't think it will get any easier to invest here in the near or distant future.West Oakland is definitely a volatile market, but I think it's volatility will decline and West Oakland will become more stable and predictable.
