Getting the first building out of the way before going to the bank should de-risk the project and help me qualify for better terms.

I invested in some with my Mom who has 9 and is in Spain doing Camino de Santiago, I’ve been helping her out with them while she’s gone.

I understand that this doesn't qualify under the de minimus safe harbor exclusion. 

I am doing a refinance cash out with Corevest and they require me to open a Delaware LLC for the new loan.

When you reach the buy&hold/airbnb stage, my immediate suggestion would be also Southern Orchards, Driving Park, Whitehall, or anywhere North side of Columbus (Dublin, Westerville, Delaware, near downtown, etc).
