Unfortunately, you ignored multiple red flags during the vetting process and now you're paying a price.

After the fact, you identified red flags and now understand why someone promoting on BP is no different than someone posting on other social media pages...it shouldn't automatically lend credibility to the company simply because they pay to promote themselves on BP.

As someone who has always had a deep passion for real estate, I believe that the heart of every home is the kitchen.

I looked into it and it just seemed to have red flags everywhere.. like most of the other "gurus" out there.

You would have to at least be ready to do some renovations or search really wide and deep.

On the other hand if they are a sponsor that is experienced in stopping a skin in the game, that's a huge red flag for me.c) how open to scrutiny are they?

More for the folks that live hereI did a deep dive yesterday and prices are stagnant to up slightly in basically every Pensacola and Santa Rosa County zip code so you are 100% correct that we aren't seeing a collapse currently. 

If so that can work in very specific red hot markets.. however experience has dictated to me over the decades that land can take a long time to sell .. many times has to be sold on contract to move it.. or if its cash you have to have the lowest price parcel of any similar ones on the market to move it timely for cash..

The other thing I notice and this goes from East Coast to west coast northern border to southern border is the poor have an affinity for red or black gauze like curtains.
