You may be better served doing multiple small deals and get better cap rates than competing against the real professionals with deep pockets with cash parked and ready to go.  

They have and can share a deep wealth of information.Having said that, I find that the majority of the time, they are representing the Seller.

I just wanted to introduce and give a quick background on myself, as well as say how excited and appreciative I am for having such an immense and deep source of Real Estate Investing knowledge and community all in one place here on BiggerPockets.I'm Alex Little.

The way that I am planning on doing this is purchasing and selling vacant land (method mentioned on BP podcast #39 where buying at deep discount).  

I am at least ankle deep (but more like knee deep!)

They used to listen to me with bated breath, hanging on my every word...then they hit their terrible twos, and oh, the humanity...now they're adolescents, and I'm afraid they're going to take the "make love, not war" thing a bit too seriously!

So I would still remove any carpet in bathrooms but only deep clean dirty carpet (if possible) and just make sure the kitchen baths are functional.  

I am already "knee deep" in the podcasts and YT videos.

As you probably know I need to get properties under contract at deep discounted prices in order to sell them fast.
