I was young and he thought I could not do anything about it...so he tried to close the door but guy’s toe was already at the door...He did some Hawaiian threat...he didn’t do anything but his presence made them scared.  

As the landlord you are ultimately responsible for your management company's actions.Overall, I never ever worry about threats.

@Gregory Schwartz The biggest threat to success in student housing is vacancy IMO.

They are empty threats especially in such weak cases.

Finding a home on a site that you may be interested in buying is less than 10% of the overall buying process...no threat to agents at all.

The 1031 exchange is not a property owner's right that's at threat of being taken away.

If she expresses interest, you may be able to bring her current (or current enough) and buy yourself time to then just simply purchase it from her without the threat of foreclosure.  

The revokable living trust and individual insurance policies allow you to “dump” a single property threat and never put your entire structure at risk.
