If the BPO price comes in OVER the contract price, the lender sends a counter offer to the buyer at the BPO price.

So lets say I offer $200K on a property listed for $200K. The seller countered with $220K as the price, but with a $20K credit to me at closing, along with a few other changes to my offer. There must be a reason this ...

Here's my counter-offer... you refund my money to my credit cards in full within three days, and I won't initiate multiple charge-backs against you for the full amount.

There will always be those that cling on to a market that is in our rear-view mirror, believing that their house is the exception, and those will be your overpriced listings, sellers that fire and hire new agents frequently, that are quick to let their first offer go, or respond harshly in a counteroffer.

I'm making offers that make sense, and they are not even giving me a counter-offer.

How do I go about doing this and is it worth it for my level of property value .Doesn't this create too much of a time gap between offers and counter offers, and basically create the chance that I will lose out on deals in a hot market. ? 

I would make 30 offers that were 50% off asking in one day, just to see who was willing to come back with a counter offer. 

-Get rid of duplicate owners, Invester owners, out of Country owners… -Send out snail mail post cards of a counter offer.
