Try to update everything to latest technology and with proper  furniture .It should be good and well maintain.Lighting should be of upper class .Lightening is like heart of house .nobody likes darkness.

However, I would also have a heart to heart with them to let them know that you know they are in violation of their lease and of course have them sign another addendum with a forewarning that a third pet will bring about an increased pet deposit or a charge of additional pet rent.I think that any damage a dog may do to a house is a direct result of how well they respect and/or are trained by their owner.

Just keep your head up there are a lot of rotton people out there who only have their own intrest at heart.

@James Marie hey man, don't get too down about it.Couple things:1) RE isn't for the faint of heart, so know that out of the gate.2) it took me 10 months to find my first deal, and I was pretty active in looking.3) Take the time to listen to the last podcast, there is a great tip on this at the end that is simply put and says it all.4) Really using the word "motivation" is the wrong thinking, motivation comes and goes, it's more of an emotional response of sorts.
