I purchased a SFH in 2022 that I'm in the process of turning into two units with the intent to rent out one of them while continuing to live in the other.

Several years later and she's still struggling to get even let alone get ahead.  

Primary markets will continue to hold their value though tough to make them cash flow.

But in reality, reinvestment risk is real.In rentals, in today's market, there is basically no cashflow available after a BRRR and you introduce tenant risk into the equation and any longterm hold will have pretty continual maintenance.  

You will get accustomed to using certain cards for certain properties, unless you are the type of person who struggles with that. 

You're best off continuing what is currently being implemented and then making adjustments once you have a better grasp on the building.

Mixed-use continuation is best served if you have foot traffic there or if there may be local business who could use a storefront and there aren't a ton of other similar mixed-use options near by.If I was choosing, I like mixed-use better because it gives you a diversified investment inside of one investment.

This is actually one of the main reasons many agents and investors may not like them generally speaking (they are often not serious professionals with a proven track record of success, the vast majority are struggling to find their first deal and are time-wasters to interact with).   

If you are struggling moving the deal I would either review the deal again or target more buyers.
