I will continue to tweak my plans and eventually find a nice niche that fits my investing style.   

Alhtough values continue to appreciate, home prices are coming down as competition gets heated with more homes on the market.

Improved transport is an absolute must for Nashville as it continues to grow at the current pace.

It really is to bad because I believe they should both be in prison right now and having to repay all the money back to each and every investor they hurt. 

Did you every find a 3rd party service or just continue to build your own?    

That rent just isn't sustainable and tenant could be unable to continue to pay...or could look elsewhere due to it being above market.
