When I purchased it, I was able to just barely shoehorn it into a conventional loan after no less than five appraisals :-) The property will have a much easier time conforming to a conventional loan now.

Husband is thinking this may be a good way to increase the ease of rental - and more importantly - sale down the road. Anyone ever tried this?

Why didn't you refi to conforming loan when rates were low to get rid of monthly MIP?

I was under the impression that a discount point could only be used to reduce the interest rate.In the context of a residential, primary residence, fha/conforming conventional loan, does this violate any of the alphabet soup of Regulations?

Would it make the lot "non-conforming"? 

The third issue, is this is an non-conforming triplex, so this building was grandfathered in as a triplex because they made the garage a unit.

If the structures are considered "non conforming" as in grandfathered in for the zoning, be careful.  

You never know what judge might be appointed next election.Recently here, the Recorder's Office set new recording standards, the margins of documents changed overnight with an effective date to conform. 

"Conventional" loans mean loans that conform to Fannie Mae and Freddie Mac's rules.
