There are some exceptions, but the HOA dues normally kill your returns and there are all kinds of other issues having tenants living close together. 

That 2nd requirement is  what makes it close to basically impossible with a W2 job.

Finally on 5/14/2021 (day 348) the refi was closed and funded. 

This is a one-of-a-kind closed and private community where every member is vetted before they are admitted.

My logic behind a area to hold is basically is in my zone of knowledge that means close in and in a  A-B area .BIG fish can have the whole USA in their  zone .Outside of my zone I am thinking flip it there are exceptions like all rules .

We also have programs that can close in 3 days or less if you need speed.

Of course you have to factor in realtor and closing costs on top.
