Simply give them a written notice that says, the fire pit thing must be removed and it's not permitted for use or storage on the property,  And if they grill the grill use is to be 10 feet from building and set a storage spot for that when not in use.. also make sure they store the charcoal, and lighter fluid in a plastic bucket with lid, outside. 

We are dealing in 3+2 houses at the low end of the price scale, and the competition is fluid.

Hi BPeople,I’m looking into buying a possible Brrr property, a triplex on a C+ neighborhood that is up and coming.The property has been empty for a wile and there is a current person that keeps braking in one of the units.I believe the problem will go away with better locks, and tenant in place, I’m just not sure if I should be dealing with this type of nuancesAlso, my contractor walked the property with me and told me that the total renovation will take about 10month to complete, which I’m not sure if is reasonable or not, but in this mean time the units will continue to be vacant.What would you do?

I am not saying "do what I did", rather take note of the flexibility we had to accomplish this flip, always be flexible, fluid on how to acheive your objective When we were finished we listed the property for $139500, we had an offer for $5000 more 11 hours later.
